This strategy is usually reserved for someone who is looking to increase their capital in as time effective a manner as possible for various reasons. Some adopt this tactic initially to grow their funds, then take on a longer term approach to benefit from steady income. Others are just always working to short deadlines and aim to avoid being invested in a property for too long.

Whatever your reasons, this strategy can give you a quick burst of capital to your investment pot and provide you with a potential route to building your portfolio more quickly than using conventional methods. There are few genuine shortcuts when investing in property, so a great deal of care and due diligence is normally required when adopting this route.

What can sometimes be done, is purchase a property using normal lending and put down a regular deposit. Upon owning the property for at least 6 months, you might have the option to refinance. If you purchased at the right price initially, you may be able to get your capital back with some appreciation, while still owning a valuable asset.

Equally, we sometimes find property off plan which increases in value as it nears completion. This could mean that if you buy early enough you would be able to sell it at a higher price than you purchased at, in a relatively short time frame.

Properties which fit this strategy can be quite difficult to find as there are usually many elements of it that can change quickly. What we often find is that the time-scales can increase with this type of investment, which would mean we couldn’t claim they give quick returns. This doesn’t mean they are bad investments, which is why we may offer them as a growth or income based investment.
